Architectural Services 1: May include site appraisals, feedback from previous projects and client requirements discussions.
Process 1: Confirm client requirements.
Fee Stage 1: The quote for the architectural service package (for stages 0-4) will be issued for to the client, at the end of this stage.
There is no design at this stage.
Architectural Services 2: May include to prepare the project brief, client spatial requirements, feasibility and establish site information.
Process 2: Confirm project brief and the project fits on the site.
Fee Stage 2: At the end of this stage, we will request a % deposit to secure the agreed architectural services fee for (stages 0 – 4) and conditions.
There is no design at this stage.
Architectural Services 3: May include the feasibility studies, design options and design reviews finalisation.
Process 3: Confirm the chosen design option, aligned to the design brief and approved by the client.
Fee Stage 3a: Dependent on whether pre application or outline planning application is required at the end of this stage.
We will then submit pre application planning or outline planning application, dependent on clients needs.
Architectural Services 4: Usually includes location plan, site plan, floor plans, sections , elevations and include design statements. We also advise and coordinate, on behalf of the client, other consultants information that may be required for validation by the local planning authority.
Process 4: Coordinate the planning process as aligned to the design brief and other possible requirements, on behalf of the client.
Fee Stage 4: The remaining agree fee (Stages 0 – 4) will be issued to the client at the end of this stage. Upon receipt of the agreed full planning fees, we will then submit the planning application.
The client will pay the planning application fees seperately to the local planning authority.
Stage 5: Discharge of Planning Conditions
Process 5: Coordinate the information (including pre commencement condition) required to submit the Discharge of Conditions (DOC) application,
Fee Stage 5: Will be issued to the client at the end of this stage. Once upon receipt of the agreed discharge of conditions fees, we will then submit the discharge of conditions application.
The client will pay the planning application fees seperately to the local planning authority.
Stage 6: Building Regulations Application
Architectural Services 6: usually includes building regulations notes, plans, sections and elevations. These are in more detail than the planning approved drawings.
Process 6: Coordinate all technical information required to submit the building regulations submission.
Fee Stages 6: Will be issued to the client at the end of this stage. Upon receipt of the agreed full building regulations fees, we will then submit the building regulations application.
The client will pay the planning application fees seperately to the local planning authority.
